Mortgage capacity reports

If you are going through divorce or separation proceedings, you will likely need a mortgage capacity report.

This is a detailed report indicating how much you could borrow as a mortgage, based on your financial situation and specific circumstances. Obtaining this comprehensive report will give you peace of mind and be a starting point for financial settlements.

Each lender will have their own method of calculating mortgage affordability.

The maximum affordable mortgage figure varies significantly between lenders. For this reason, a mortgage capacity report is an important document and can be far more accurate than if you simply approached your own bank or building society for a quote.

Here’s what we do:

  • We’ll have a brief chat over the phone or via Zoom. We’ll make a note of any details and gain a better understanding of your circumstances and how we can help.
  • We’ll complete a full affordability check with more than 30 different lenders to ensure that the figures in the report are accurate.
  • We’ll complete a detailed income and expenditure analysis to ensure that the report quotes a prospective monthly mortgage repayment you can afford in real life.
  • We can include multiple different scenarios in the report if you are considering various financial options – for example, different amounts of child or spousal maintenance payments. There are no additional charges for this.
  • We’ll produce your mortgage capacity report with a full mortgage quote as an illustration of what the mortgage would look like.

Our fees and how it works:

We charge a flat fee of £200 per report, per individual.

If you require an updated report after the initial report has been produced, an additional flat fee starting at £50 will be charged, up to a maximum of £200, per report, per individual, depending on the complexity of the update.

We’ll need a few documents from you to verify your personal and financial details. You can upload them to our secure online client portal. Everything is conducted remotely, and there is no need to come to our office unless you would like to. We aim to make the process as quick and stress-free as possible.
